I laid the pages across the console table so my mother and Gabriela could see them clearly. The first was the deed, with only my name printed across the top. The house was held in a trust, and Ivy was its sole beneficiary. My mother’s face changed as she read the clause my lawyer had prepared. “This house isn’t owned by ‘the family,’” I said calmly. “It belongs to a trust. It cannot be sold, transferred, borrowed against, or occupied by anyone I haven’t authorized in writing. Ivy is the beneficiary. I’m the trustee. And you aren’t named anywhere.”
Gabriela leaned closer, suddenly uncertain. My mother turned to the second page, a letter from my attorney warning anyone attempting to claim residence or ownership. “You said we’d settle this legally,” I reminded her. “It’s already settled.” She stared at me, speechless, until the doorbell suddenly rang. Then both of them froze.
